At halftime, you walk twenty steps across the grass and swim in the ocean. The live band starts around 5 p.m. Across Farrington Highway, a plane from Kawaihāpai Airfield climbs to altitude. Someone exits at 14,000 feet, freefalls above the coastline, and lands in the adjacent field — among polo ponies that have seen this before and have long since stopped looking up.
This specific sequence of events — oceanfront polo, ocean swimming, and a skydiver landing within the same visual frame — cannot be replicated anywhere else on earth. The Hawaii Polo Club was established in 1963 on this field precisely because of what surrounds it. Sixty-two years later, the combination has not been reproduced or relocated.
For residents of Mokuleia, this is a regular Sunday. That is the point.

You Are Genuinely Remote on Oʻahu
Mokuleia sits at the end of a road that ends. Farrington Highway terminates past the polo field, and beyond that the route to Kaena Point becomes an unpaved track. There is no grocery store in Mokuleia. No pharmacy, no urgent care, no coffee shop. Haleʻiwa is the nearest commercial center, approximately 10–15 minutes east, and it is a small town rather than a city.
The drive to Honolulu runs 55–65 minutes under normal conditions. School runs, medical appointments, airport pickups, and most professional services require planning. This is not a neighborhood where you can live spontaneously if you depend on urban infrastructure.
That distance is exactly what residents love. The hard truth is that it costs something in time and fuel, every single day. Before you fall in love with the polo sunsets and Crozier Drive, spend a week simulating the commute. The people who thrive in Mokuleia are the ones who tested the drive first and made peace with it before they made an offer.
The Inventory Is Thin and the Price Range Is Wide
The North Shore MLS region closed 2025 with just 82 single-family home sales for the entire year and a median price of $1,540,000 — with inventory at 6.0 months of supply. Mokuleia is a fraction of that total. A beachfront estate on Crozier Drive sold for $8,500,000 in April 2025. A smaller beach house on Farrington Highway sold for $2,175,000 in January 2025. Mokuleia Beach Colony condos are currently listed between $695,000 and $729,000.
That range tells you something important: price per square foot varies wildly depending on whether you are oceanfront, on an agricultural parcel, or in the Colony. With so few comparable sales, valuations are genuinely difficult. Appraisals on unique properties can come in below purchase price, creating financing complications.
The market here rewards patience and penalizes urgency. Inventory is limited enough that the right property may not exist today — and will not be replaced by a similar one next month.
Insurance, Flood Zones, and Aging Infrastructure Are Real Costs
Coastal properties in Mokuleia sit within or adjacent to flood and tsunami inundation zones. Homeowners insurance on oceanfront and near-ocean properties has increased significantly across Hawaiʻi in recent years. Many agricultural and older residential properties in Mokuleia rely on private septic systems rather than municipal sewer. Homes built in the 1960s and 1970s — the majority of Mokuleia's housing stock — may have aging electrical, plumbing, and roofing systems that a standard inspection will surface.
Budget your total cost of ownership to include insurance, septic maintenance, and infrastructure updates. A property at $1.5M on paper can require $150,000 in Year 1 expenditures if buyers do not read inspection reports carefully. The land is worth it. Go in with eyes open.

In Mokuleia specifically, two 2025 sales illustrate the range. A beachfront estateat 68-361 Crozier Drive closed at $8,500,000 in April 2025 — an extensively remodeled 4,730 sq ft oceanfront home with a guest house, Sub-Zero and Wolf appliances, and a legal seawall. Earlier in January, a 1,108 sq ft beach house closed at $2,175,000 with direct beach access. Mokuleia Beach Colony condos are currently listed between $695,000 and $729,000.
What This Market Means for Buyers and Investors
The North Shore region is at supply equilibrium — 6.0 months of inventory is neither a seller's nor a buyer's market. That means negotiation is possible but not guaranteed, and that well-priced properties are still moving in 38 days or fewer. For Mokuleia specifically, the price-per-foot spread between a Beach Colony condo and a CrozierDrive estate is wide enough that buyers should think carefully about their actual usecase and time horizon. Agricultural parcels remain among the most patient opportunities on this stretch of coast — land with agricultural zoning does not carry the same insurance and valuation pressure as oceanfront residential.
